3.5 years have passed since the opening of the land market in Ukraine, but only 3.4% of agricultural land has been alienated. The total area of ​​land previously subject to the moratorium was 17.5 million hectares, of which only 604 thousand hectares have been sold during this time.

This was reported by the Minister of Agrarian Policy and Food of Ukraine Vitaly Koval. He emphasized that although land sales intensified in 2024, citizens are still cautious in using their right to sell land plots. 320 thousand hectares were alienated this year, which was almost half of the total for the entire period of lifting the moratorium.

The average cost of one hectare of agricultural land in 2024 was 46,678 hryvnias (1,163 US dollars). For legal entities, this price was higher — 62,656 hryvnias ($1,561), while individuals bought land for an average of 41,510 hryvnias ($1,034).

Poltava region became the leader in terms of land sales, with 45.6 thousand hectares sold. Odesa region came in second place (33 thousand hectares), and Dnipropetrovsk region took third place with 30.6 thousand hectares. At the same time, the least land was sold in Volyn region (818 hectares), Rivne region (909 hectares) and Ivano-Frankivsk region (1,094 hectares).

Regarding pricing policy, agricultural land was most expensive in Ivano-Frankivsk region, where the average price per hectare reached 89,744 hryvnias. High land prices were also recorded in Lviv region (71,390 hryvnias) and Poltava region (66,232 hryvnias). The cheapest land was sold in Zaporizhia (33,981 hryvnias), Mykolaiv (34,033 hryvnias) and Sumy (34,936 hryvnias) regions.

Despite a modest start, the land market in Ukraine is showing positive trends. Experts predict that the growth in sales volumes and land prices will continue, as the gradual establishment of market mechanisms will contribute to the activation of this sector of the economy.
