Land prices in Ukraine have increased by 20% since the launch of a full-scale land market. The average cost of a hectare of land in different regions is now 39 thousand hryvnias. This information was provided by representatives of the Ministry of Agrarian Policy.
According to Liudmyla Shemelynets, Deputy Minister of Agrarian Policy and Food of Ukraine, the average price per hectare of land has increased from UAH 32 thousand in 2021 to UAH 39 thousand today. The regions with the highest land prices are Ivano-Frankivsk region with a price of UAH 74 thousand, Lviv and Kyiv regions with a price of UAH 56 thousand, and Poltava and Ternopil regions with a price of UAH 40 thousand per hectare.
Some Ukrainian land remains under occupation or is mined. It is noted that out of 470 thousand hectares of land, 150 thousand have already been cleared of mines and returned to circulation. The owners of these lands have been exempted from taxation on them.
The Deputy Minister believes that after the war, land in Ukraine will become more attractive for investment. It is expected that land prices will continue to rise from 2024. The cost of plots may increase by half or even more.
As of June 1, more than 145,000 land sale and purchase agreements have been concluded since the land market started functioning, covering a total area of almost 325,000 hectares, which is approximately 1% of all agricultural land in the government-controlled areas.
