Agricultural land in Ukraine has reached a record value: market analysis

Recently, there has been a significant increase in the value of agricultural land in Ukraine, which has attracted the attention of both local and international investors. This phenomenon is explained by a number of factors, including stabilization of the economic situation, increased demand for agricultural products, and improved conditions for conducting agribusiness.

According to experts, the average price for agricultural land in Ukraine has increased by 15% over the past year, which is the highest indicator for the entire period of the land market's existence. This growth is largely driven by increased interest from large agricultural holdings seeking to expand their land banks.

In addition, an important role in this process was played by the implementation of a number of legislative initiatives aimed at liberalizing the land market. The lifting of the moratorium on the sale of agricultural land in 2021 was a turning point, which contributed to the attraction of additional investments in this sector.

Investments in agriculture are also stimulated by rising global food prices and increased demand for agricultural products, especially grains and oilseeds. Ukraine, being one of the largest exporters of grain in the world, benefited from this trend, which affected the value of agricultural land.

The development of infrastructure and technologies also has a significant impact on pricing. The use of modern agricultural technologies, irrigation systems, and improved transport infrastructure contribute to increasing the productivity and profitability of agricultural production, which in turn stimulates the demand for land.

Despite the positive trends, experts warn of possible risks associated with excessive speculation in the land market. It is important to ensure balanced development of this sector and create conditions for sustainable growth in order to avoid economic shocks and preserve ecological balance.
