In June 2025, Ukraine recorded a decrease in agricultural land prices for the second time in a row. According to the Opendatabot.ua platform, the average cost of one hectare of agricultural land was 59,307 hryvnias, which is 2 thousand hryvnias less than in May and 12.6 thousand hryvnias lower than the April maximum over the past three years.

According to analysts, the reason for the decrease in cost is primarily a seasonal factor. In the summer months, activity in the land purchase and sale market traditionally decreases, which directly affects price formation. In June, only about 10 thousand hectares were sold - this is 2.5–3 times less than in the previous months of the current year.

Despite the general downward trend, a noticeable regional difference in prices remains on the market. The most expensive land in June was recorded in the west of the country. In particular, in the Zakarpattia region, the average price per hectare reached UAH 152,460, in Ivano-Frankivsk - UAH 149,066, and in Lviv - UAH 137,462.

At the same time, the southern regions demonstrate the lowest indicators: in the Kherson region, a hectare cost an average of UAH 34,306, in Mykolaiv - UAH 34,878, and in Zaporizhia - UAH 35,476. Such differences are explained not only by agro-climatic conditions, but also by the security situation - in the southern regions, hostilities continue or are being waged nearby, which significantly reduces investment attractiveness.

In general, the agricultural real estate market is currently showing a slowdown, but experts predict that prices may stabilize closer to autumn. This is when buyer activity is expected to pick up after the harvest, which traditionally activates land deals.
