  • Land prices near Kyiv have skyrocketed: in some places, the price increase has reached 90%

    Spring 2025 was a period of rapid growth in land prices in the suburbs of Kyiv. In some settlements, the cost of a hundred square meters of land jumped by 50–90%, which was a reaction to a significant revival of demand in the market. The main drivers of this process were not only the return of active interest in buying, but also the growing confidence of Ukrainians in the future.

    According to the director of the Stargorod real estate agency, Oleksandr Kryknitsky, land prices have not only reached pre-war levels, but are also maintained in dollar terms. The most actively purchased plots for individual development are those that people seek to equip housing “for themselves”. “Last year, the cost was lower than before the war, and now the prices are set at the same levels as before 2022. It seems that many people believe in the near future. People buy plots, bring in communications, and then sell them much more expensively,” Kryknitsky notes.

    In general, pricing on the land market of the Kyiv region is determined by several factors: distance to the capital, direction (west, east, south), availability of infrastructure, as well as natural and recreational advantages of the area. For example, in the same village, the price can vary tenfold. “In Novye Petrivtsy, which is 8 km from the Kyiv checkpoint, there is an area where a hectare costs \,000. At the same time, across the road is a field where the price is already \,500–2,000,” explains the realtor.

    Real estate expert Iryna Lukhanina notes that the market is conventionally divided into three segments. In the budget segment (up to \,000 per hectare), such areas as Makariv, Borodyanka, Baryshivka, and Fastiv are popular. Here you can still find plots for –1,500 per hectare, which makes them attractive for first homes or summer cottage construction.

    The middle price segment (\,000–4,000 per hectare) covers part of the Kyiv-Svyatoshynskyi, Brovarskyi and Vasylkivskyi districts. The most actively sold plots for \,500–3,500 are in settlements with well-established infrastructure: schools, roads, shops and connected communications.

    The highest prices are in the premium segment, where the cost of a hectare starts from \,000. Such territories include elite areas such as Koncha-Zaspa, Lisnyky, Kozyn and Romankiv. Here, in closed cottage towns, near rivers or in forests, prices reach \,000–15,000 per hundred square meters, making them the most expensive in the suburban real estate market.

    Thus, the land market of the Kyiv region demonstrates not only an active recovery, but also trends towards further price growth. The return of pre-war demand levels and the investment activity of the population indicate the gradual economic recovery of the country even in the conditions of the ongoing war.
